Without a doubt, it has to be Riversail. EM unit which my colleague just rented out only fetched $2000 in Choa Chu Kang. Take up rate there is slow unless if you are in the immediate vicinity of the MRT Station.

Riversail would definitely be easier to rent out and at a higher rate too. I've recently rented out a 5 room flat in CCK (10 mins walk to Yew Tee MRT) and it only fetched $1900.
