Regarding the capital appreciation of the purchase, you have to put location as a priority. As ECs are not considered as a commodity, so you should not expect in a drastic change of prices in a short period of time. However, before you get a unit, you might want to make sure that you get it at a good location, especially those near MRT. Location would be one of the key factors you should consider before committing.

In addition, i would like to mention that my unit in CCK is 7 mins from MRT.

May I ask do you have any particular area in mind? I am currently marketing a 3 bedroom at The Rivervale at Sengkang, asking about $920,000.

Generally speaking, you should be able to get a 2+1 unit between $750,000 to $950,000 ,depending location.

Regards to whether will go up or down in 5 years, I guess nobody can give you a definite answer. If you are buying mainly for own stay, I thought you should get too worry about the price in future.
