Hi Ripon,

Financial
5% cash only (to be paid as deposit)
15% CPF/cash if your CPF is not enough
3%-$5.4k for stamp duty.
80% will be bank loan (maximum)

As for lawyer fees, you can request for banks to waive. CPF can be used to service loan.

Sequence
1% during option
approach banker + lawyer
4% + stamp duty during exercise
