Buyers for private property are not required to pay their agent commission as they will share it with the seller agent. In regards to Ang Bao, CEA have indicated that such act are against the ruling.

Dear prospective buyer,

I agree with what my fellow professionals have indicated but would like to highlight just 1 point. I am unsure of the price bracket of property which you are shortlisting for purchase, but considering the amount of commission being paid by the seller for both agents to share, it may be a better option for you to consider paying buyer's commission instead of having both salesperson sharing the commissions paid by seller. This small act may serve to motivate both seller and your salesperson as CEA only restricts a salesperson from collecting commission from both seller and buyer but does not restrict a private property buyer to pay buyer's commission. This small amount of say $10k you pay to your salesperson for purchasing maybe a small amount in comparison of the amount of savings your salesperson can negotiate for you to close at a more attractive price which could be more significant.

I have heard of cases where seller's salesperson not being inclined to share the commission therefore you could be missing out on some potentially nice units out there which you salesperson cannot access to because of the sharing. You may wish to reassess the situation and make your decision.
