Hi, I’m a SG citizen currently working overseas. My wife and daughter (both SG citizens) are planning to return home in 3 years’ time for my daughter’s schooling. As this will be a long-term stay, we are thinking of getting my wife to apply for HDB BTO now (both of us have never bought / own HDB or any property before). Is it possible for my wife and daughter to apply without me, as she meets the income threshold requirements while I do not. And if so, what other things need to be considered? Thanks

Hi Calvin,

Unfortunately no, for HDB purchase, it requires a family nucleus which means both your income and your wife's must be declared for the application. The household income ceiling for BTO is 12k per month. If it exceeds that, you will not be eligible and may have to look at other options such as new EC, resale hdb or private condo.

    Thanks for the prompt reply, Ivan. My plan is for my wife and daughter to return to SG in 3 years’ time when my daughter is ready for school. I will still be working and mostly reside overseas where I’ll be based whereas for my wife, she will reside in SG with my daughter for at least 6 to 10 years. As both of them are SG citizens, I was hoping they can purchase a BTO as this will be the best option for them based on her single income. If I were to be included in the application, our combined income will not qualify us for the BTO. Moreover, I will not be occupying and residing in the HDB so does not make sense for me to apply. Not looking to buy resale due to price and something simple and cheap with reasonably good potential for returns will be great. Hope this makes more sense, let me know if you need more info and any thanks for your help!

Judging from the info that you have provided, unfortunately you will not be able to purchase a BTO flat. You can look into buying a new condo instead, since your daughter is only ready for school in 3 years. A new condo will enable you to minimise your cashflow when it is building and you will able to take advantage of the capital upside when it is ready.

Hi Calvin,

In order to apply for BTO, you will need to apply it together with your Wife, either with both of you as owners, or one of you as owner, the other the essential occupier.

Regardless of ownership, to be eligible to apply for BTO, your household income should not exceed S$12k per month. This includes both you and your wife's income. She cannot apply with your Daughter, unless both of you divorced and she has the sole custody of your Daughter.

If your combined household income exceeds S$12k, you have other options:

1) get a HDB resale flat. There is no income restriction. However, you will need to serve a 5-year MOP before you can sell or rent out the flat.

2) consider getting a private residential property. There's no income restrictions, and you have more flexibility in terms of selling and renting out in the future. Has more potential for growth as compared to a resale HDB flat.

3) rent an apartment. This is what I will not suggest if you have the capability to own a property.

HI,

Applying for BTO will require to meet the HDB eligibility. However, there are no scheme which can meet for your wife to apply herself or with your daughter.

If your salary have exceeded the salary threshold, then i will suggest looking at other alternative such as Resale HDB or private property. As you and your family are only coming back in 3 years time, it will be a good option to get a new project now and will be ready when you are back.

Getting a resale will roughly take 6 to 8 weeks to complete and plus the renovation, it will be ready in a half a year time which you won't be back but this will also represent a good opportunity in other area.
