Hi, I rented, tenancy contract states that the tenant must service the air con every 3 months. The landloard serviced the air-con in the first quarter of the year, as tenant, I serviced the air-cons once every quarter for the remaining 3 quarters. Now landloard demands that I owe them one more servicing. Am I obligated to it ?

Hi Chong Wee, normally it is expected that as the tenant, you should service the aircons before handing over the property, and show proof to the landlord if that is stated in the tenancy agreement.

However if you really do not want to do so, it really depends on how the Tenancy Agreement is worded. Some are quite specific when it comes to the handover.

Many disputes come at the end of the tenancy agreement, of which many property agents like myself, have to handle, diffuse difficult and heated situations, by acting as a mediator.

We try to find middle ground for both parties without having to resort to more formal legal means costing both parties even more money. That is what we are paid for.
