hi there.

my honest and humble opinion is it's best for you to engage a trusty agent to help you out - to safeguard your interest against any mishandling or dispute with the other party.

ultimately, this is a 'business' transaction that involves not a small sum of money (and potentially more if mishandled), so i really believe it's worth your while to entrust the case to someone who is trained to do it.

at the very least, and for a start, you'll need to hire a conveyancing lawyer.

all the best.

regards,
tina

why dont you put it up on the open market to see if there are other buyers interested, it may fetch you a higher price, there maybe another buyer who is willing to pay much higher than your neighbour?

Contact me if you require an agent. I will certainly safeguard your interest and get the best deal for you. Sometimes its best to have a middleman to do the negotiation especially when it is with someone you know
