I need to check with you about below two points asap.
1) I have just moved to new room 2 month ago found here PropertyGuru, and today agent charged $48 per tenant for a new washing machine. Exist washing machine was obviously old and spoilt. I 'asked' if I need to pay it because I feel it's unfair as I have just moved. And agent said tenants have to pay up to $150 after 30 days staying, but out of goodwill she would be exempt this time. I appreciated. But after that, we made an argument about the condition of house/room, then she asked me to leave in one month, on 24 April, because I refused the payment for new washing machine (I didn't say I don't pay, just asked/wondered) so I breach TA. Is it acceptable?
2) Below clause means, if agent terminates this agreement by giving on before the
said minimum Tenancy Period, agent need to compensate to the tenant one month rent in addition to deposit return. Please confirm.
12. Either party may terminate this Agreement by giving ONE MONTH ADVANCE NOTICE in writing only after
completing a minimum Tenancy Period of ELEVEN (11) months. The party who terminates this Agreement before the
said minimum Tenancy Period shall compensate the other party with ONE MONTH RENT
