I need some professional advices.

My boyfriend and his wife (they have been separated for more than 3 years and will be filing for divorce early 2019) co-owns an EC in the east. The EC will meet the MOP early 2019.

They are looking at these two options to settle the EC.

1.Sell the EC in the open market and spilt the sale proceeds. However, what will happen if it’s a negative sale?

2.He will buy over her share by way of a resale part-sale as he’s above 35 years old. How does the resale part-sale work?

Some quick facts about their EC – purchase price $820k. Outstanding loan $650k. Thanks!
