Depend on the Clause you have signed in the Tenancy Agreement, there might be a notice period required.

If there are notice period required, you might be required to pay a pro rated amount base on the day you leaving and get the rest of the deposit back.

I supposed you understood the risk in signing a 2 year lease here based on what you have shared therefore why did you not stand firm on your position of getting a 1 year lease? Do you have an agent to represent you in this rental?

Your option is to negotiate with landlord for a proper exit, probably in getting a replacement tenant to takeover your rental but given the existing climate for rental, that may also take sometime.
