Care to share how do you derive at $600k? Have you apply for in principle approval from banker?

As for mortgage insurance, its optional for property owners. I took up mortgage insurance in terms of term insurance for my property.

Mortgage Insurance is not compulsory for Property Purchase. However, I will advise you to do so as there are many benefits of buying mortgage insurance. I myself bought mortgage insurance all my residential & commercial properties. I can recommend you my broker I used personally.

You also mentioned that you are keen to buy a property at 600k. I think this is a good time to consider entering the market. I can share with you more in details.

It is not compulsory to get a mortgage insurance for your private property purchase. However, if you're insuring under Life insurance, I will still advise you to have sufficient coverage (i.e insured amount more than your mortgage loan amount).
