Hi , I m going out of my rented condo unit before the end of my contract. I have found a replacement tenant. Signed a novation contract (3 parties). The landlord want to apply the termination close and get prorared agent reimbursed. Is it Legit?

Depends on what your contract says, if it says you are liable for that commission, then you are liable for that commission.

• A novation agreement replaces you with the new tenant in the lease, transferring all rights and obligations to them.
• Once the novation is signed, your lease effectively ends, so the landlord can terminate your original contract.
• Regarding the prorated agent fee, if the original agent’s commission was based on the full lease, the landlord may claim the portion corresponding to the remaining period from the new arrangement. This is standard practice, though the exact amount should reflect what was actually earned.
