As a single purchaser under the age of 35, you are eligible to purchase all types of properties in Singapore except HDB.

In terms of outlay, the downpayment of 20% is a minimum, where at least 5% of the amount is cash with remainder by CPF (and cash if the amount in OA is insufficient to make up the 15%). The next consideration will then be your loan eligibility, which is subjective to your income and other financial commitments which you could have made. You may work with a banker to determine this amount.

Once all finances considerations are fixed and you are aware of the monthly commitments required to finance the purchase, you will then be able to shop more efficiently according to your comfort level.

As long as you're above legal age of 21, you are eligible to purchase private properties. As you're single and below aged 35, you will not be eligible for HDB flats.

In terms of finances, you will need to set aside 25% as downpayment, provided you qualify for 75% loan. Out of the 25%, 5% need to be in CASH, where the balance 20% can be monies from your CPF-OA.

Your loan eligibility depends on 2 main criteria, your age and your drawn income.

As a Single, you may consider 1-bedroom or Studio apartment. I do have a good unit for you to consider. Freehold, District 11, below $800k.
