Dear sir/madam,
Tenancy Agreements are contractual agreements that are legal binding and the landlord have every right to claim damages in the event that you violate the agreement terms and conditions and vice versa. The only way out of the situation is if the Landlord agrees to terminate the tenancy agreement, whether any form of compensation is required or not. You are unable to unilaterally terminate the agreement.
Speak to a lawyer if required to find out what your options are based on what you have signed if you really wish to proceed with the termination.
