Hi David, Speak to the landlord to check if he or she allows you to find takeover tenants. Technically, there is no way out but lose your security deposit totally since it is a case of non performance of contract signed. Spend 1 month of rental fees as service fees to agent rather than forfeiting 2 months of security deposit could be better if landlord is agreeable.
