Hi, I have recently bought a 5 year Executive Condominium with my sibling. We are planning to rent out the whole unit and continue staying at our parents house. However, we intend to change our NRIC to the new address. In that case, will there be any impact to the occupancy cap of the EC rental? Kindly advise.

Hi Sonia,

1) You are right that changing your residential address to your EC will affect the occupancy capacity.
2) URA had changed the previous 10sqm/person to a max cap of 6 unrelated people in a rental premise.

3) The reason is simple is when you stated you are staying in the EC, your property tax will be 4% instead of 10%.
Therefore once you and your sibling are staying there enjoying the lower property tax, the maximum occupancy for renting out is 4 pax only.
