Hi,

I have questions to clarify before deciding on a property.

A brief description of my conditions.
Im divorced owning a HDB flat, im planning to buy a condo with my girlfriend which is a first time buyer.
1)how much absd must we pay? 3.5%?
2)can I proceed to pay the 20% without obtaining a loan then sell my hdb after buying?
3)Any advice for my situation?

Hi Billy, 1) 7%. 2) Do get a in-principal loan or work with the bankers on your eligibility to loan. Nowadays, selling of your HDB takes a longer marketing period 3) Would prefer to have a cup of tea with you and the banker to understand more of your current situation so that we can propose a better solution. Hi Billy,

My personal advise to you is:

1) Speak to a banker to establish your financial profile and capacity in order to determine suitability of your intended purchase profile.

2) Should financial profile is healthy to proceed, we can concurrently work on the sales and purchase, but it is advise to complete the sales process first. Minimum to secure a buyer for your existing place where the buyer has already exercised the OTP for your existing place where you can probably take up bridging loan facilities for your purchase. ABSD should not be applicable if you have already sold your place.

3) Target your purchase to be a vacant unit which does not require massive renovations and negotiate for early move in via modes of rental. I can explain more on this option further if required.

Hi Billy,
Very simple. U can either sell your hdb first then proceed with buying. Alternatively you can buy your condo first but you have to sell your hdb with a given time frame. There will be no absd unless one of you is not Singaporean.
Have you done a check on AIP with any banker? As with the new rulings, some clients have problem getting a higher loan.
