My personal advise to you is:
1) Speak to a banker to establish your financial profile and capacity in order to determine suitability of your intended purchase profile.
2) Should financial profile is healthy to proceed, we can concurrently work on the sales and purchase, but it is advise to complete the sales process first. Minimum to secure a buyer for your existing place where the buyer has already exercised the OTP for your existing place where you can probably take up bridging loan facilities for your purchase. ABSD should not be applicable if you have already sold your place.
3) Target your purchase to be a vacant unit which does not require massive renovations and negotiate for early move in via modes of rental. I can explain more on this option further if required.
