I have one General Question with regards to Landlord & Tenant agreement.
Recently, my tenant wish to replace a particular furniture , a sofa, from my full rented out unit.
The sofa is still in acceptable condition.
For this matter, does the landlord have to follow the rules of "Maintenance & Repair Of Flat and Effects" clause in the Tenancy Agreement ? whereby I set it at $250.
Meaning to say, if the sofa that she is getting is $500, I have to pay $250 and she pay $250 ?
OR, she will have to pay the full amount of the Sofa since it is her decision to replace my acceptable good condition sofa.
Replacing my sofa means that the current sofa will have to be thrown away, does that also mean that in the event she no longer rents my unit, the sofa stays with me even though she paid Full for it ?

Since you got no agent, then in this case you do not have to pay for any minor repair or replacement clause as the sofa is in good condition and is usable too. And also, you can instruct the tenant to leave behind hers when she ends the lease or she can choose to buy a new one.
