You need to be aware of the stamp duty requirements for renting out your house which is normally borne by tenants. In addition, it is your responsibility to ensure that your all your tenants holds a valid pass to enable them to rent a house on Singapore. As for HDB, there will be more restrictions as certain pass holders are not allowed to rent and you have to adhere to the ethnic/non citizen quota of your block. Failure to do so will lead to problems with the authorities. Besides regulation issues, failure to draw up a proper tenancy agreement might lead to legal issues with your tenant that might disadvantage you as a landlord.
