1) According to MSR assessment, your loan is as follow:
(a) $4k, 30~40@ = $239k loan. 25 yrs loan tenure.
(b) $4k, 45@ = $206k loan, 20 yrs loan tenure.
2) As you can see from above the loan amount and tenure change as you grow older. Therefore it is crucial to understand you are under which age range.
3) Assuming you are under 40, able to get a 239k loan, your choice will be limited to a 2 or 3-rm resale HDB flat. Your budget should keep within 260k.
4) You have to look into your CPF OA to see whether you have sufficient for the 10% down payment, buyer stamp duty, and legal fee.
5) If time is the most important factor in your flat purchasing. I would encourage you to apply for BTO.
6) You can get a bigger flat type with your budget.
