Hi,

For Joo Chiat area, rental yields are rather stagnant and relatively low, it takes some time to secure a tenant. May I know is your property at JC Terrace or JC place?

I happen to have a buyer looking at District 15 area, for landed units on relatively small land plots less than 1500sqft. Perhaps it may be a good match.

Dear Sir/Mdm,

TO sell or to rent depends on your objectives. If you need to cash flow to invest in other investment opportunities, then it may be a good time for you to sell as the landed market is picking up in volume.

However, if you do not need the immediate cash flow, you can consider renting it out. Despite the lower rental yield, landed property prices will continue to appreciate in the long run due to the limited supply!

When you mean a house, can I confirm that it is a landed house or an apartment?

A landed house typically has very low rental returns, however, potential of gaining value moving ahead is definitely rosy.

On the other hand, an apartment typically has better rental yield than a landed house, but with abundance in supply, the outlook on capital appreciation is pretty limited. Any chance of riding on capital appreciation is likely going to be a leverage on the new launches (enbloc projects), but since Joo Chiat area is a low rise development area, price disparity is still going to be a factor.
