Hi, i have a fully paid hdb which i like to sell. As i am not a salaried worker, the house loan was fully serviced by cash. Will i receive the proceeds from the sale back in cash since cpf was untouched?

Hi Mr Chew,

Based on what you have shared, yes you will indeed get back all the sales proceeds in cash. Another thing that we need to look at will be, did you apply for any CPF grant when you purchased this flat. If you did, then it will still be considered as CPF used and this will need to be refunded to your CPF account.

Maybe I can suggest we can meet up for a chat and I can a calculation for you. From the figures then we will be able to advise you whether did you use any CPF and when you sell the house, will there be any monies that need to be refunded back to CPF and how much will you get back in cash. With this information, you will be able to make a better decision in whatever you are planning for. Of course we can also provide some advice to you with regards to your future plans if you wish.

There are absolutely no obligations to this meet up. We can really just take it as a chat and knowing a friend. But we really encourage all sellers and buyers to really have a proper financial calculation done up before embarking on anything else to be on the safe side.

If you have not utilised any CPF funds for the flat, there is no need for you to refund any CPF back from your cash proceeds. You will be able to receive the sales proceeds in CASH.

Do take note that any CPF Housing Grant or Proximity Housing Grant is considered as CPF funds, and will need to be returned back to your CPF upon the sale of the flat.
