Hi,
I have a condo unit at Palm Garden, 2 bedroom at high floor. I am thinking if i sell away this unit, how much should i top up for a 3 bedroom and high floor near pei hwa school at beauty world ? Because i already have a HDB flat, so for this new unit, i have to fork out 40% cash + CPF which i do not have, unless i sell away the palm garden unit. Can i still buy the new unit or i have to sell away palm garden first, wait for the money to come in, before buying the new unit ?

Hi Mr Ho,

Based on your scenario, you definitely need to sell your palm garden unit first, wait for the sale proceeds to come in, then proceed to buy the new condo near Pei Hwa Primary.

How much you need to top up depends on which condo you are buying. There are several condo within 1km of Pei Hwa Primary. The price difference can be quite significant.

The last transacted price for a 2 bedder on 13th floor at Palm Garden was $755k in Jun 2011.

Are you looking to shift to somewhere near to Pei Hwa in preparations of enrolling your child in the school?

Based on your description, I'd assume that you are still servicing your housing loan therefore you are required to make a 40% downpayment. As such, you will be required to sell your Palm Garden unit and ensure that you have sufficient funds in your savings and CPF before proceeding to buy a unit in the desired location. It will be more helpful to you if you are able to speak to a banker direct to assess your financial commitments prior to making any move.
