Temasek Polytechnic, my alma mater. I still remember that my very first transaction clocked in my real estate career is for a 3rm HDB flat sold. As most of my fellow colleagues are advising you not to sell but rent out, do also consider the negative aspects of renting it out like dealing with troublesome tenants, especially those creating problems and resulting in neighbours complaining to HDB and tenants not taking good care of your precious asset. I decided to sell my own HDB as I did not want to deal with such potential headaches, but I must say that if you do not have any need to sell and is comfortable financially with your present status, rental yield is indeed attractive for HDB.
The only setback I would see is the ongoing heavy roadworks which is near to your place that may turn off potential tenants as what they are looking for is likely to be ease of moving around and less noisy environment.
