Hi I have a 3 bedder newly TOP condo. looking to upgrade to 4 bedder condo - new TOP condo or resale condo / ec. Is it advisable to do so ? Is it a good idea to upgrade now in current market situation?

Good morning,

It depends on the price growth trajectory of both developments you have in mind. The trend recently is that the price growth of bigger floor area apartments/condos such as 4 & 5 bedroom units are growing faster than smaller 3 bedroom ones due to owners desire for space as people have more work for home opportunities. It may be a good idea to make the shift if the price of the 4 bedroom development you have in mind will grow faster than your current 3 bedroom development, especially if the 4 bedroom is in a strong demand location with new infrastructure plans in the pipeline.

In my opinion, it is always a good idea to upgrade to a bigger unit if you are comfortable financially. Your newly TOP 3 bedroom would have earned a tidy amount of profit and you may use the profit to further upgrade. The market has slowed down now and as we expect more owners to be more realistic about their pricing, it would be a good time to upgrade as buyers would have more bargaining power in the current market situation.

What do you read about the market situation to have asked this question?

My common respond to prospective property buyers out there if they are looking out for capital appreciation or at least capital preservation, is to consider their income and age as these are the main factors that will affect their ability to take up a home loan for their property purchase. Whether you are purchasing a 4 bedroom or 2 bedroom unit, your maximum loan tenure is still 30 years, or up to 35 years if you refinance your home loan to stretch out the maximum tenure and reduce the monthly instalment.

At the end of 30 years or 35 years, you will have a fully paid property. By then, would you prefer to be holding on to the bigger property or smaller property, assuming that you have the necessary finances to afford the bigger property? What will put you in a better position in the future in this case?

Perhaps you will have the answer. Nevertheless, at the end of the day, careful considerations are still important for the different units that you are considering as there are various other factors that can affect your purchase decision.
