My common respond to prospective property buyers out there if they are looking out for capital appreciation or at least capital preservation, is to consider their income and age as these are the main factors that will affect their ability to take up a home loan for their property purchase. Whether you are purchasing a 4 bedroom or 2 bedroom unit, your maximum loan tenure is still 30 years, or up to 35 years if you refinance your home loan to stretch out the maximum tenure and reduce the monthly instalment.
At the end of 30 years or 35 years, you will have a fully paid property. By then, would you prefer to be holding on to the bigger property or smaller property, assuming that you have the necessary finances to afford the bigger property? What will put you in a better position in the future in this case?
Perhaps you will have the answer. Nevertheless, at the end of the day, careful considerations are still important for the different units that you are considering as there are various other factors that can affect your purchase decision.
