Hi
I currently own a HDB EA with an outstanding loan of $120k. The last transacted price for a unit in the same block is $750k.

Would I be able to purchase a 1.5m condo unit if I do not have the required downpayment? Is it possible for me to use the sale of flat proceeds to fund the downpayment?

To facilitate the purchase of private property, based on your current situation, you will have to sell first and buy later or have both transaction done concurrently.

Hi Mrs Lee,

Contra facility does not apply for private properties therefore you will need to manage your cash flow properly and should you lack the cash up front for the payment of the condo which you intend to purchase, you may wish to explore further about the bridging loan facility available from the banks after the confirmation of the sale for your current HDB.

I strongly advise you to work out your financial profiling in details, from the sale of your current unit to the loan you are eligible to take up for your intended purchase, as MAS has just introduced a new measure on loan eligibility. Once all these are done and with a clearer picture, I will then advise you on your available options. Let's keep in touch.
