It will be ideal to work out the indicative financial plan first to see whether making the move is a good idea. The first step will be to have an idea of the indicative loan amount if you plan to take loan for the next flat. If it makes sense, we can do the sale and purchase concurrently so that the transit is smooth.

Ideally it will be to market the Sengkang flat for sale to secure a buyer first for your current property as there are quite a number of Sengkang units for sale at any one time. There are quite a number of things I be happy to share further in person so you can have a better idea. I have also sold 4 room units at Compassvale Crescent and Sengkang West before hence I am confident to help you progress with the housing plans.

Are you familiar with the recent transacted prices in your precinct? Also are you aware how many similar transactions were there within the past 12 months and how many transactions are happening each month on average?

For your situation, it is important to have a financial plan and timeline mapped out for the transition before you kick start the process.

For financial planning, you will need to have an overview of your finances and understand after the sale and purchase, what is your overall financial position and also the cash and CPF outlay in the transaction.

First, you will need to work out if you need the funds from the sale of your current flat for the purchase of your next flat.

If you do not already have funds ready for the purchase, you will definitely need to sell off your current HDB flat first. In this situation, you will need to have a proper timeline planning, to avoid having to shift house 2 times over the course of the transactions.

If you already have the funds for the purchase, you do have the option to go for the purchase first, and then have up to 6 months to sell off your current flat.
