You can probably sell your 4 room for about $450k, depending on your exact location, level and conidtion of house.

Among the cheapest 3 room in the East is along Bedok Reservoir Road. You will be able to buy a 3 room there at about $300k to $350k.

Hi Pasirian,

I'm not sure of what is the advise you are looking for. Based on initial guess from your desccription, you are looking at cashing out of your existing property to purchase a smaller property such that you are paying less interest from the smaller loan secured for the 3NG or smaller unit.
