Hi, i am staying in my EC and have not reach MOP yet.. there is a question i like to clarify.

does it mean i can only buy a second property when i reached 5 years MOP; OR i can purchase the 2nd property but the TOP of the second property must be after my MOP ??

Good morning investor,

I am afraid to inform you that you have to fulfill your MOP first before you are eligible to purchase a private residential property in Singapore.

Alternatively you can look at commercial or industrial property.

For your case, you can only purchase your second property after you have fulfilled the Minimum Occupation Period (MOP) of your current Executive Condominium. (EC). This is also regardless of the TOP of your second property.

Afternoon,

EC that have not fulfilled MoP falls under HDB ruling. Hence you will have to complete it to be eligible for purchase on your second property.

You can only make the purchase after the MOP of your EC; do consider commercial property as they wouldn't be affected, and there's no ABSD - I have a couple of good units on hand.

Dear sir/madam,

As what my fellow professionals have indicated, you will need to wait out until MOP has been fulfilled before being eligible to purchase a 2nd property.

Should your intention to purchase a 2nd property is for investment, they have also presented an option of purchasing commercial or industrial property now to realise that aspiration. Do take note that unless you purchase resale properties for commercial or industrial properties from private owners, 7% GST will usually be incurred for such properties.

There are still other avenues in terms of real estate investment if you explore further but all investments require due diligence to be done prior to committing the funds.
