As per your question collateral etc , you would need at least 23% in cash and or CPF of the property price , an example of a 1million $ condo , you would need $230 000 cash and or cpf , at least 5% of the property MUST be paid in cash meaning 50 000 $ cash for a $1million condo , the balance 23 % can be paid from your CPF or additional cash . This total 23% CANNOT be loan . Approximately 3% is for paying stamp duty to the government for your property purchase .,

The balance $ 800 000 or 80% can be borrowed subject to your age and income, generally speaking a younger and higher income will qualify to borrow more .
