Hi, I am Malaysian, Singapore PR for 4 years, if I have a house in Malaysia, can I purchase resale HDB in Singapore with my Singaporean husband?
1. Do I need to declare before purchase resale HDB?
2. Do I need to sell my Malaysia house before purchase resale HDB?

Yes you can purchase HDB under Non Citizen Spouse Scheme.

1. You can appeal to keep your property before the process of purchasing the resale flat kicks off. Transfer your house to your parents or family members there is another option.

2. If transfer of your Malaysia house is not viable, and if appeal is not approved, you have 6 months to sell your Malaysia house after you collect your keys. Read More

You are a PR and husband Singaporean, you will be purchasing under non citizen spouse scheme.

If you are buying new flat, you need to dispose your Malaysia house first and observe 30months waiting period.

If buying resale, you need to sell off your Malaysia house within 6 months after the completion.

Since the policy was introduced, there are slightly more than 5000 family sold their private properties. There are 1200 case of appeal to keep their private/overseas properties, and about 300 approved.

It is definitely not an easy decision. If your family are going for resale flat, worthwhile to take the effort to appeal first. Read More

You are eligible to buy an HDB resale flat with your husband. You do not need to wait for 3 years as your application is considered to be a Singapore household.

However, you may have to dispose of your overseas property.
as owners and occupiers cannot hold any interest in residential property locally or overseas.

Should you want to keep your overseas property you may appeal to HDB giving a valid reason on holding it.

Hi,

As your Husband is a Singapore Citizen, you will be able to purchase a HDB resale flat with your husband under the Public Scheme.

You will need to declare your interests in all properties (locally and overseas) via the HDB resale portal while doing the HDB submission. It is not advisable for you to take the risk of not declaring to HDB, as they do have the powers to re-possess the HDB flat should they found out that you intentionally hide it from them.

You do not need to sell off your overseas properties before your HDB flat purchase, as you still have up to 6 months after your purchase to sell off the properties.

If you can proof that the overseas properties you owned are not for investment purposes, you may choose to appeal to HDB for you to keep the properties. The decision will be based on a case-by-case basis.
