Agency fees as below.
For 1 year lease, its 1/2 month rental + 7% GST.
For 2 year lease, its 1 month rental + 7% GST.
It is in your interests to find a tenant agent to safeguard your interests when the Tenancy Agreement is drafted and signed. We can also negotiate according to your requirements. Many times, there are many cases of aggrieved tenant enquiries here about unfavorable Tenancy Agreements and whether they have certain recourse when Landlord starts to impose absurd terms in the middle of tenancy. In cases where you have appointed a salesperson to source a unit for you, the service fees applicable will be half a month of rental for lease up to a year and one month of rental for lease above a year and up to 2 years. 7% GST is applicable on the service fees. On top of this, you will probably need to take note that stamp fees of the tenancy agreement is borne by the tenant and is calculated as 0.4% of the total rental payable + $5 if a salesperson is sending in to do the e-stamping on your behalf.
In cases where you have approached the landlord's appointed salesperson, service fees for salesperson should not be applicable but the stamp fees is still applicable.
