Hi,

I am looking to engage an agent to rent out my condo unit.

May I know what are the responsibilities of the agent besides marketing and securing renters? Are they supposed to liaise with the renters during the contract period? Specifically, are they supposed to handle the take over of the property after the rental period? Are they also responsible for solving any potential issues like breakdown of appliances (charged to the landlord of course)?

Hi, the answer is yes to all the questions that are listed by you. The responsibility of a landlord agent ended when a tenant is found and Tenancy Agreement is signed. But most landlord agents will go beyond their core of their duty like getting handyman to solve any issue during the course of tenant stay, till the end of the lease where tenant hands over the unit back to the landlord. Making sure the tenant is comfortable during the lease period and liaising and arranging for any repairs and rectifications is part of my value added service to my clients. Hi,

As a form of value-add and for agents who wish to have a long-term working partnership with you, they will be a liaison point during the tenancy period, beyond securing the tenant at a reasonable price. Thats what I do for my clients who give me an opportunity to work on their rental plans on an exclusive basis. Not every agent will have such a working style though. Evening,

By per contractual agreement, property agent's duty technically ends when the TA kicks in and completed the warranty period of one month. However, agents who hope to service you on the rental renewal will execute the minimal required to assist you should issues takes place. As for taking over of the unit, it would only be logical for the agent to be there to complete the service circle.
