Hi,

The 3BR rental contracts seem to hover around 3.5k - 3.8k range, is that a comfortable number for your plans? The farrer area has good tenant demand due to its proximity to city centre and amenities. May I know what are your objectives and plans for this purchase? As for enbloc potential its difficult to say, too many variables are at play.

Are you aware of LTV and ABSD for a second property? Have you gotten a loan assessment from a Banker, and set aside sufficient CPF Half Minimum Sum as well?

Assuming that you have no issues in terms of financing the investment purchase, why have you shortlisted this project for considerations in the first place?

I have personally transacted units for sale and rent in Kerrisdale therefore if I am able to find our more about your perspectives of considerations, perhaps it could be easier for me to answer you if it is a wise choice or not.

As Kerrisdale is 1 of the slightly older projects in the vicinity, this is definitely a concern in the mid-term, and with more projects coming up in the vicinity, the rental appeal will also be affected, although the units upcoming are smaller in size in comparison.
