I have done a quick search on Propertyguru and notice 19 sale listings for this 230 unit development. Actually this is quite a reasonable number of listings, noticing that there might be repeated listing by many agents for a single unit. Do not be concern with the numbers, it seems pretty reasonable.
Rafflesia has been a good development, even better after the opening of the Marymount MRT station. Its location for being near Raffles Institue has always make it very attractive.
Being near a shool, in this case a very reputable one always means more peace and quiet.
If you are looking to get a unit there, do consider units facing the school, if you are concern with the industrial area.

The number of listings shown on Rafflesia don't necessarily mean the actual number of units selling there. A seller might engage a few agents and every agent will get a few of their down-lines to market the property. So in fact, there are very few units on sale.
Btw in Bishan, there are mixture of 99 leasehold and freehold condos (nearer to Marymount MRT). Rafflesia is one of the youngest leasehold property there, around 10 years old.
If you are concerned about the industrial buildings nearby, you can choose a school facing if not, can take a look at bishan 8 especially those units facing the landed.
If your budget permits, maybe can think about the freehold project, Tresalveo.
Maybe you can elaborate more on your budget and requirements so I will be in a better position to advise you. Personally I focus on Thomson landed and recently served two condo buyers in Bishan area and one of them bought Seasons View.

Rafflesia is one of the most popular condominium in Bishan area, It is one of the newer condominium in Bishan ready to move in with full facilities. The two newest would be Sky Vue and Sky Habitat, which is selling higher psf. With Industrial area undergoing a make over the area is getting vibrant, and with Bosch a multinational company next door it enjoy a high rate of occupancy from expats working with Bosch.

The number of listings is not a true indication of the number of units available for sale. Many of the same units have been listed multiple times by different agents as some owners have engaged a few different agents to help with the marketing of their unit!
Rafflesia, at approx. 10 years old, is one of the most popular condos in Bishan with it's accessibility to both Marymount and Bishan MRT.
The industrial buildings should be of no concern. In fact, it makes Rafflesia a more popular choice for tenancy given that many expats work there.
