By the way, with your budget and requirement of within short walking to MRT are deal breakers thus your choices are pretty limited.

Out of your preferred location, I think Hougang will be the best bet that you will be able to find an unit that is possible to match most of your requirements.

Hmm care to share why do you set your budget at $400k? Have you settle HDB loan (HLE) or bank loan (AIP)?

Probably you can share more information with me so I will be in a better position to advise and assist you in your property purchase (maybe you can obtain certain housing grant that will increase your budget).

By the way do bear in mind that you can only ink on OTP on/ after the date you turn 35 years old but you can start house hunting about 1 to 2 months before that.

Another thing to take note is that the whole legal completion will take 3 to 4 months to complete thus you might be looking towards the end of the year to be a proud owner.

You can read up more about purchasing a HDB which is less than 60 years remaining lease. If you have intend to sell your house in future, some buyers might not be able to utilise their CPF OA funds fully. They can only utilise a certain percentage.

But not to worry about that flats in Hougang usually are around 30 years old so you wont be affected by that. And with your budget, you can only afford older HDBs which is also cant be helped.

By the way, you will be entitled to singles grant of $15k if your income is up to $6k.
