Hi, i am looking into The Sail for investment purpose. To me

- 1 bedroom will have the highest rental yield to about 5%, thus best value.
- The project is very liquid given the good location
- Not sure about management fee per month. is it high?
- I see price still falling, so there might be a chance to get 1 bedroom done at around 1m sgd (although currently about 10-15% higher than this is being transacted)

- In general I am interested, not sure what are the pros and cons for this project, and are there any other factors i missed before showing my bid?

Hi buyer,

The Sail's condition has been known to be deteriorating due to some issues with the management corporation. If you look at the rental, it's falling at a faster rate than the property value.

I guess you should just get a unit with an existing tenancy; however, I'd suggest you consider new developments in the vicinity, as those would have better rental yield potential, and of course appreciation potential.

One important factor you missed out is the leasehold - The Sail is almost 10 years old, and it wouldn't be a good recommendation as an investment buy. Freehold might be a better choice.

I've recently been serving one landlord over at The Sail tower 2.

I would say that The Sail is indeed a great location especially those units with a bay view provides spectacular asking rental.
There are also some stacks that does not privacy at all as there are pretty close to the office buildings near me which is something i would say needs some thorough thoughts about it.

One of the tenant mentioned is because of the amenities in the sail especially the linked mall and MRT which provides excellent accessibility.

There might be some possibility that you could get it at 1m as there is one unit at lvl 22 closed at 1m on feb.

I am very curious on why have you selected this project as your investment target.

All projects have their fair share of pros and cons, depending on the perspective. As an investment, I believe you have in place the objectives you wish to achieve. Do you have plans to liquidate in the near future after 4 years or do you plan to hold this property long term?
