Hi, I am looking for professional opinion/advise of Property gurus here on renting my condo unit for co-living purposes. Is it worthwhile or not recommended ?
Any other information or issues that may help me decide on this matter will indeed be most welcomed !

Dear sir/madam,

Do you mean that you intend to run a co-living space on your own or do you mean that you will rent the apartment out to a co-living operator?

Not all apartments are suitable to be used for co-living space, and in terms of co-living space arrangements, you will typically require to provide periodic cleaning of the apartment, provision of internet services as well as maintenance services for air-con.

Location of the property will be key in the success factor of a co-living space, and while you may enjoy a more premium return in terms of rental, the management of different tenants can also potentially be create massive inconveniences.

For a co-living concept of renting, there are various ways to proceed each with their own pro and cons. My opinion is that try to avoid renting your flat as co-living if possible. Although you may be able to secure a higher overall rental, you will usually attract tenants with a less professional profile. This type of tenants might not have a good history of maintaining the unit well. In addition, co-living tenants might not have the incentive to maintain the unit well as the space they are occupying is not 'exclusive'. This is couple with the fact that you might need to account for monthly utilities, wifi and aircon maintenance some that tenants will normally incur for normal tenancy. If utilities are included in the rent, tenants will not have the incentive to save on the monthly bils. If you decide to not include the utilities expenses in your rent, there will be difficulties in apportioning the charges between tenants and disputes might arise between different tenants themselves as they did not know each other well.
