I am impressed with the amount of work you have done prior to understand which are the 5 major property portals available.

Nevertheless, perhaps you may not understand the finer dynamics of how marketing functions in a real estate transaction. Advertisement is not the only activity involved in a real estate transaction but more often, the network build up, the channels of leads and etc as well as the ability and skills set in pushing for closure will determine how fast can a unit be taken up. I have transacted a good number of rentals without advertisements too.

Residential home rental is no longer like before where it is almost guaranteed that units will be rented out just through advertisements simply because the vast amount of supply of vacant homes ready for tenancy has been increasing, while rental rates have been decreasing (effect of supply and demand).

I have been transacting residential rentals all these years and will be in a position where these past experiences, understanding of the rental market and skills set picked up in closing can benefit you as a landlord.
