Hi, I am looking for a condo in Woodlands area with at least 3 bedrooms (1200sqft and above). Looking to stay long term for at least 10 years. We don't mind old condo with a big space and need some advice here which condo is worth looking at that will not depreciate so much down the road? Thanks!

Hi,

Bellewoods & Twin Waterfalls come to mind as they are relatively younger condos (resale ECs) and their price point are still competitive. There are also units with 1200 sqft and above, and the future North South Corridor will enhance connectivity to the central region. Relatively newer condos are also easier to re sell next time as their design is still up to date and lesser maintenance upkeep required. It also relatively nearer to Woodlands South MRT (thomson east coast line) that connects with several MRT interchanges along this brown line. It may be ideal to purchase within the year before the new launch parcel at nearby Champions Way is launched and sold at a higher land price to lift up all overall sale prices in this area.

    Hi Fiona,

    Resale EC that has met the MOP of 5 years is considered semi-privatized, meaning to say they are treated like private property and you can purchase it even though you have bought a new EC from developer before. Private condos in Woodlands are generally older, if you were to opt for a older condo in woodlands, I would suggest to look at the Rosewood Drive area as it is nearer to the main activity nodes of Woodlands Central area. The rents and property values will have better protection since they are still convenient and near the woodlands regional centre.

    How about non resale ECs? As i'm not able to buy a resale EC now since I've already bought one before

What's your budget in mind?

Old properties tend to depreciate in the long run, you might need to check out younger condos which most likely be resale EC.

Why do you mentioned that you are not eligible to purchase resale EC? Single SC or SPR are eligible to purchase EC that are MOP and up to 10 years old. Anything EC that are 10 years old and above will be privatised, even foreigners are eligible to purchase.

Do you have any existing property on hand? Do take note that there will be ABSD payable if this prospective purchase will be your 2nd property ownership.
