Hi, I am looking at the following condo namely Treehouse, Foresque and Eco Santuary. Which one will be more recommended for family of 3 with young child below 5 years old? I am pretty interested in Tree house (because it has seperate kitchen instead of open concept) but its the oldest among all. Older does it mean in future if i want to sell i will make a loss?

Prioritising what you need and want will be important in this decision you are going to make. There is no 1 size fits all solution as every buyer has different needs and lifestyle. These 3 projects are located side by side, therefore in terms of location, it should not be too big a difference.

Looking into the average price trend, Eco Sanctuary seems to be the best performing project of the 3. Therefore if you are restricting yourself into a choice of only these 3 projects, it will probably be good to consider something that suit your family and price range. It will also depend on the price you are purchasing against the generic price trend of the project. Suppose you are able to get a unit under value, I will still consider that it is a good acquisition.

Nevertheless, if you are open to other options where your primary consideration is to look into the capital appreciation over the next 5-8 years, perhaps we can speak in more details.

Based on what you have shared, are you looking to buy a 2 bedroom apartment? If we are just comparing between these 3 developments, then they are not much difference in their age. So that should not be a huge concern for you in choosing the units. It also does not mean that you will definitely make a loss when you sell it off the next time. Usually for a condo development to preserve its pricing, there are much more factors to just age alone.

You also mentioned that you like an enclosed kitchen that is why your preference is inched towards Treehouse. From the floor plans in Eco Sanctuary, although it is an open kitchen concept, some maybe possible to enclose the kitchen so we may have much more options than we think we have.

I cant say whether you will make money or even loss money since its for own stay and there is always a reason why u decide to buy there.
But rather focus on your objections, whats your plans? Will u be staying there for at least 5-10 years?
Or ur focus is to take the least risk or even calculated risk, then it will be a different angle at looking at things.
We can do a few comparison,I can goes through some charts and analysis with u on the differences and on the property transactions,I believe No one want to buy at a all time high price too,that’s why understand before jumping into huge commitments is important. buying is easy but rather the exit strategy is equally important so as to plan ahead. Don’t want to be caught in between one day and leave no choice but either to painful sell or even working hard to continue serving a property that continues to drop in prices.
