Typically a 2BR unit has better resale value as it works for various buyer plans, be it singles, small families or investors, and thus the buyer pool and demand is inherently larger. For Queensway area, the tenant pool comes from one-North, science park and CBD area commercial nodes, they tend to be working professionals and you can rent out to 2 individual working professionals or even a young couple.

There aren't many new launch condos in Queensway area with 1 or 2 bedroom units available except Stirling Residences or Margaret Ville. May I know if you have seen them yet?

Dear Sir/Mdm,

It depends largely on your investment objectives and your comfortable budget. For a 1 bedroom, it is easy to rent out and you will be able to enjoy a slightly higher rental yield. However, when it comes to selling in the future, it may appeal to a smaller pool of buyers as the potential buyers are mainly made up of investors. For a 2 bedroom, although the rental yield is slightly lower but it appeals to a larger group of buyers including those HDB upgraders when you want to sell for a profit.

Good evening Gum,

usually i will classify investment into two categories:

1) capital appreciation
2) rental yield

Usually smaller unit will have a better rental yield due to their lower entry price compared to bigger units.

But if you are looking at capital appreciation, bigger units will yield you better returns.

If psf up by $100psf for a 441 sqft vs 624 sqft, definitely bigger units will gain more.

I do understand that you are focusing Queensway area, but care to share why there not elsewhere?

Secondly perhaps you can share any other concerns that you have before we get an unit?
