Dear Sir,

I can see that you have done your homework as Jazz Residences and Charlton 18 are the two nearest Cluster House to Kovan MRT.

The price and specification of both Cluster Houses is very similar.

I would favour Charlton 18 over Jazz Residences due to its more superior location. Although the distance to MRT is similar, Charlton 18 is nearer to amenities at the Kovan such as NTUC Fairprice, banks etc. The bus stop is also right outside the side gate.

Most importantly, it is much nearer to DPS and this could be a pull factor for potential tenants.

There are quite a few choices along that stretch. It would depend on your preference or requirements. Below are some differences you can ponder on.

Jazz residence have 5 bedrooms compared to Charlton 18 which have 4-6 bedrooms range.
Psf would be higher for Charlton 18 however you do have choices for terrace or semi D
Jazz residence total 8 units, Charlton 18 total 18 units.
Both are near kovan mrt, supermarket and plenty of eateries, childcares and 2-3 primary schools

Dear Sir,

With respect to just these 2 choices, my personal preference would be Jazz.

To me I would not want to be so close to the main Upp Serangoon road, which has very heavy vehicular traffic, not just during peak hours.

It may have more amenities nearby compared to Jazz, but Quietness and Serenity are more important to me.

Just a lightly longer walk to the Kovan station, but you enjoy more 'peace' throughout most part of the day.

Reason I asked this is because if you do not plan to return in the short term, you can actually invest in a higher yielding property while you're away, and then purchase your dream cluster home when you're finally back.

Since you have 2 young kids, Charlton 18 will be a better choice. It is only 2 mins wlak to Surin park, where kids can run and play. It is also nearer to amenities, convenient for your family. The layout and facilities is almost the same, so it is up to you first feel.
