Hi, I am interested to buy the loft unit of Up @Robertson Quay. I observed that there were no transaction for the 2 bedrooms of 1130 sq ft for the past 3 years. What could possibly be the reason so? Will this property be hard to exit in future if I were to buy?

Are you planning to get this for own use? Loft units are a niche category of housing and typically the buyer demand pool is generally smaller, and may not be the easier type of property to exit. Generally, prices of properties are highly pegged to the demand versus supply, thus while there is no transaction in the past, it could be either a case of no sellers wanting to sell or no buyers wanting to buy such properties.

In this case, it will be worth examining for the current supply of loft units in Up@Robertson Quay, how long have they been in the market as well as if there are similar units in other projects in the market. It is not something we are able to immediately determine if they will be difficult to exit in the future if you were to purchase this unit as purchasing trends and demands can shift over time.

While Ivan has pointed out that this is a niche type of properties, thus if there is a specific buyer who is keen to purchase such type of property, then they will also not have that many units to choose from and maybe subjected to the demanded price when there is no other choices available. For a typical conventional units, the resale supply number can be extremely huge that there are more units than buyers who are looking for it. Why are landed homes in Singapore appreciating so drastically even though there is only an estimated 70,000 numbers in Singapore?

Hi,

Loft units are rare to come by, and may not be suitable for most Buyers due to the airspace.

However, I do agree that if unit layout is good, the loft will make the home much more attractive.

In terms of transaction volume, due to the limited supply in the market, and most loft units buyers are for own occupation, it will likely be sometime for such a unit to be in the market, as compared to the typical units.
