It is very unlikely that there will be sub-sale unit in Poiz Residences, as the owners would incur hefty Seller Stamp Duties if they were to sell off their units today.

Even if there is a sub-sale unit in the market, are you willing to pay over-the-market price for the SSD incurred by the Sellers?

Alternatively, you may wish to consider another development which is just nearby Poiz Residence, at only $12xx psf and yet it's FREEHOLD! Do let me know if you're keen to explore this option.

It is unlikely for there to be subsale units available in the market since sellers will then incur seller's stamp duty when they say within the 3-4 years window, unless the unit was bought using cash and the seller needs to cash out urgently, which can be rare and limited.
