Hi, I am interested in Sophia Hills. Thinking of to go ahead with either

1) 2 bed dual key
3) 3 bed

Will be purely invest purpose. Can I get some guidance on which one is a better choice? Who will be the potential tenant if I am renting the flat for each of the above case?

Hi,

May I know have you obtained the prices of the specific units that you are keen on? With expat rental budgets not as high as before, to enjoy the same rental yields and to increase the rental, there has been a trend of landlords renting the rooms separately to different tenant groups (for eg. 3 expat couples), rather than to one individual family group. With this trend, I would suggest the 2BR dual key units as the price quantum is likely lower, and your yields will be higher as you can rent out the rooms individually.

The likely tenant profile are working professionals in CBD / orchard road. Or students/academic professionals in the schools nearby. You may also attract medical professionals working in Farrer Park or Novena area, given its proximity to Dhoby Ghaut MRT.

May I know which specific units are you keen on?
