Hi I am doing my house hunting currently, we saw a unit we like very much, the asking price is 40K COV. We gave an offer of 15K COV but the agent without informing the owner, immediately rejects the offer. Then I further increase my offer to 20K COV, again the agent reject immediately. Then he called me to propose to up my offer to 25K plus I have to use an agent he recommends from his company which will also settle my housing loan. Then he'll use my price to negotiate with the owner with the reason that he'll lower his commission from the seller side. I don't think what he is doing is correct but he is exclusive agent and I have no choice but to give in in order for me to buy that house. His right of exclusive agent is blocking genuine buyer from buying property from his seller.

If you intend to report this unprofessional performance by the agent, you may wish to speak or report to CEA, with the evidence of this. Hi Bluegal, as per what Geryl had mentioned, you may keep all the evidence and consult a CEA officer. Or another drastic option would be to go back to the unit at night, knock on the door of the seller and explain everything to him or her. Regards Aaron 97308455  aaronchong2774@yahoo.com.sg Read More

I very much wanted to look for the owner to negotiate before we involve the agent but it seems like the owner and agent are friends. My hubby said no use. During the viewing, when I asked about pricing, the agent ask me to discuss downstairs, immediately I know something is not right.
