Hi,
I am currently still servicing an existing loan for my HDB flat and am considering to purchase a 2nd property for investment.

What are the available options to reduce the amount of downpayment required as I have only approximately 300k available in cash.

Hi ,

Do note that you need to pay the 7% ABSD for the 2nd property and bank only to able lend up to 50% loan on your 2nd property. Do feel free to contact me at 9273 6096  for other enquiries.

Hi,

If the current loan is not a substantial amount, it will be ideal to pay it down fully so that you can take max 80% LTV for the 2nd property. Do note that 7% ABSD applies as well for SC 2nd property purchase.

As you are still servicing an existing loan, you will only be eligible to loan up to 50% of Property Price for your 2nd property. However if your current loan amount is not very significant, I would highly advise you to clear it so that you'll be able to get up to 80% financing for the 2nd property.

Dear Sir/Mdm,

In my opinion, it may not be advisable for you to purchase a 2nd property at this point of time as you will only be able to obtain 50% loan due to your current outstanding housing loan. On top of this, you will also be liable for the 7% Additional Buyer Stamp Duty.

You can explore investing in an overseas property which can potentially return better rental yields and has got better capital appreciation.
