Btw have you speak to any banker yet? It will be recommended to find out what's your in principle approval first before commencing on house hunting. FYI You can obtain up to 80% bank loan (still subject to TDSR).

If you are a Singaporean purchasing first residential property purchase in Singapore, you will need to fork out around 23% of the property purchase price.

23% of purchase price:

1) 5% cash downpayment
2) 15% CPF/ cash downpayment
3) estimated 3% buyer's stamp duty
4) misc fees: legal fees, valuation fees, stamp duty for mortgae etc.

Dear buyer,

With a good monthly income, MAS will also require you to furnish your monthly financial commitments before working out on your eligible loan amount should you require or decide to take on a housing loan for this purchase. As such, it will be good to work with a financial banker on this aspect and let me know what sort of price range will you consider for the purchase, since the disparity of prices from Serangoon to Orchard is huge.
