For PR 1st purchase, breakdown as follows:
Cash 5%
Cpf 15%
Bank loan max 80%
Stamp duties, legal fees approx 8%

Private property purchase (resale/developer sale) typically no agent fees applicable for buyers. May I understand your housing plans further and assist?

Good morning Mohan,

Great hearing from you!

As a SPR, your initial outlay will be around 28% of the purchase price provided you can obtain a 80% bank loan.

1) 5% cash downpayment
2) 15% CPF/ cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty
5) $3k legal fee
6) $1k valuation fee
7) $500 stamp duty for mortgage
8) no agent commission for private transaction

Morning Mohan,

As SPR buyer, you will need to note the following cost:

1) ABSD of 5%, by cash
2) With 80% loan, 5% down payment by cash and 15% down payment can be paid using CPF OA
3) 3% BSD and legal fee of around $3k
4) As you are getting private property, your servicing agent will share commission with the seller's agent.
